Cost to Complete Evaluations may be relied upon to determine the remaining cost of a project in progress ensuring availability of sufficient funds to complete construction. Lenders / developers may depend on such evaluations to assess the overall health of a loan or to determine future cash flow. Solicitors and accountants may use cost to complete reports to determine remaining costs in a project dispute or determine the value of remaining construction when a builder can no longer complete the project.
The professional staff of ARK Technical Services will conduct an independent evaluation of a construction project’s remaining costs by visiting the jobsite and reviewing available plans and documents. ARK TS will then generate an independent cost to complete construction which is referenced with R.S. Means Square Foot Costs Guide, Richardson Cost Guide, internal databases for similar projects and opinions regarding GMP prices, alternates and allowances.Our plan reviews, document reviews and budget reviews are developed in conformity with professional engineering practices and applicable Uniform Building Code (UBC) standards.
ARK Technical Services Inc. in concert with the general contractor and architect, will schedule and attend a punchlist walk-through upon substantial completion of the project, ensure that the project inspection procedures are followed, facilitate architect’s preparation of the punchlist, and monitor satisfactory completion of contractor’s corrective work.
ARK TS will review all assembled close-out documents required per the contract, including but not limited to, warranties, guarantees, equipment manuals, and as-built drawings from the architect and general contractor for permanent records.
Final payment will be released upon completion of all outstanding punchlist items, receipt of all closeout documents, and receipt of unconditional lien releases and miscellaneous assurances.
Upon completion of construction, ARK TS shall meet with all applicable team members to review the original scope, objectives and performance of the Project Team. Our consultants will conduct an inspection of the completed project prior to the expiration of the warranty period specified in the general construction contract and report observed deficiencies.
